By using this time to spruce up your home, homeowners can ensure they get the highest market value possible when selling in the busy Spring season. Below, we’ve included some of the best home improvements you can make before you sell.

Kitchen

Kitchens are often regarded as the heart of the home as this is where most of our entertaining happens, so it makes sense that we tackle this room first. But you don’t have to jump into a full upgrade right away. Did you know that a kitchen facelift can give you a better rate of return than a full upgrade? Sometimes all you need is a fresh coat of paint and some new hardware to dramatically improve your home’s appeal. 

Bathrooms

The next to-do on your list of updates should be your bathrooms. Bathrooms tend to be the first place to give away your home’s age. Similar to kitchens, facelifts work wonders here instead of total renovations. Affordable fixes that can be done in the bathroom are: regrouting your tile, changing out your mirror, and replacing the flooring! (as bathrooms are often small spaces and therefore reflooring won’t be as expensive as re-flooring your living room or your kitchen). 

Lighting

Lighting is often forgotten, but it’s actually one of the most essential factors when showing a home. If your home is bright, it will look more open and help create a positive feeling for your prospective buyers. New light fixtures will not only brighten your home but will also add to your home’s aesthetic. If a light fixture in your home is outdated, replace it – you will be amazed at how much it will transform your home!

Landscaping

Don’t forget to cut your grass and trim your hedges! Did you know you can get a 100% return on investment by improving your landscaping? It’s true! Start by talking to a professional at your local garden centre and pick up a mix of sod and plants to add a splash of colour to your yard. For maximum impact, I suggest using one colour and varying the height of your plants. 

Exterior Painting

Lastly, you’ll want to give the outside of your home a facelift! I recommended painting your front door a contrasting colour from the rest of your house to make it stand out. If you want to take it one step further, you can also use the colour on your front door for your shutters to create one cohesive look.
