Happy new year, everyone! If you’re planning on selling your home in the new year, remember you only have one chance to make the perfect first impression!

In this home selling guide, I have included my expert tips, tricks, and new year’s resolutions to help you sell quickly and for the most money possible.

Plan your listing date well in advance

Setting up your listing date well in advance will allow you to anticipate, plan, and prepare to sell your home. The process of moving homes takes time and strategic thinking, as well as a coordinated effort between you and your real estate agent, lender, lawyer, home inspector, trades, movers, etc.

Suppose you’re going to be buying a new home simultaneously, as many people do. In that case, I recommend reaching out to a selling agent early on in the process to discuss your options and get important advice.

Make necessary repairs

Before you sell your home, assess its condition and make necessary repairs before listing. Things such as damaged walls, dirty carpets, dead light bulbs, and other minor damages are easy to fix and won’t break the bank, but left unrepaired, could impact offers.

If you think you need a fresh set of eyes to help you point out what needs repairing and replacing, I recommend asking a friend or family member to help you out!

Compare your listing

Three to six months before you list, I recommend having your agent scan comparable listings in your area to keep up to date on the local market. While many factors could affect your home’s selling price, your agent should use their knowledge of the area, assessment of your home, and comparable listings to ensure you set the right price to attract serious buyers.

Declutter each room

Clutter automatically makes your home look smaller, which can majorly impact offers. I recommend going room by room and deciding which items you really need and which you can throw away or donate. Decluttering will not only help you clear out your home for viewings, but it will also save you hassle on moving day!

Stage to impress

I recommend always staging your home to show it in the best possible light. This includes removing personal items, photos, and non-essential items and decor. Your agent may also offer staging as part of their services or be able to put you in touch with a professional stager to help get the job done.
